Required inspections shall be called in a specific order. These inspections must be approved by the City to complete the building process and secure a Certificate of Occupancy. All jobs may not require every inspection.

PLACARD, DRAWINGS, & NOTICE OF COMMENCEMENT MUST BE RECORDED AT CLERK OF CIRCUIT COURTS AND AVAILABLE TO INSPECTOR AND PROTECTED FROM ENVIRONMENT AT ALL TIMES.

  • BUILDING - FOOTING INSPECTION
    Inspect depth, width, reinforcement, electrical bonding, and setbacks. If footing is part of a monolithic pour, inspections #2, & #3 must be completed prior to this inspection.
  • PLUMBING - FIRST ROUGH INSPECTION
    Inspect sanitary drain pipes for proper fall, size, test for leaks, and if all fittings are the right type. Water piping - check for leaks, and if pipes are protected from concrete and different types of metals.
  • ELECTRICAL - SLAB
    Inspect conduit under slab for proper size, material type, and depth of burial. (Required only for conduit under slab)
  • BUILDING - GRADE BEAM
    Inspect formwork for grade beam (V-Zone requirement only) for proper dimensions, steel placement, and clearances.
  • BUILDING - SLAB
    Inspect soil treatment and vapor barrier under living area if slab on grade, slab thickness, wire mesh, and if dowels are in place.
  • BUILDING - INTERMEDIATE/TOP TIE BEAM
    Inspect reinforcement from footing through top beam steel, length of reinforcement lap, size & type of reinforcement, and beam sizes. Check if vertical down pours are cleaned out, and height of lift being poured. TOP TIE-BEAM INSPECTION WILL NOT BE MADE IF A SURVEY SHOWING FINISH FLOOR ELEVATION AND SETBACKS IS NOT ON THE JOBSITE.
  • ELECTRICAL - ROUGH INSPECTION
    Inspect wire runs for size, amount of circuits, box fill, fastening, smoke alarm location, spacing of outlets, exterior lights, fan boxes, nail plates, and IC rating of recessed lighting fixtures.
  • PLUMBING - SECOND ROUGH INSPECTION
    Inspect for leaks in tub, shower pan, shower drain, vent stacks, and water piping. Inspect tub for level, water piping for straps, shower valves for stops, and check if vent stacks are through the roof with flashing.
  • MECHANICAL - ROUGH INSPECTION
    Inspect duct work for size, and location against plan. Check dryer vents, bath fan vents, and range hood vents. Check lines to equipment, plenums for sealing, and location of equipment.
  • BUILDING - ROOF SHEATHING
    Inspect roof sheathing for proper thickness, and for nailing pattern.
  • BUILDING - FRAMING INSPECTION
    This inspection can only completed after inspections #7, #8, & #9 have been completed and approved. In addition, the framing inspection cannot be approved without a tie-in survey and elevation certificate on the jobsite. Inspect type of studs, spacing, and protection of untreated wood against concrete, block or metal. Inspect roof rafters, ceiling joists or trusses for spacing, size and bracing. Check all framing members for notching. Check all connections: straps, buckets, bolts or nails for size and number as per plans. Check header size, furring strips, fire blocking, and draft stopping. A sealed copy of the truss engineering for City records shall be made available to the inspector. No inspection shall be completed without the truss engineering, and a rejection notice will be issued.
  • BUILDING - DRYWALL INSPECTION
    Inspect all drywall before finishing is started for right type, thickness and nailing pattern of screws or nails.
  • ELECTRICAL - FINAL INSPECTION
    Inspect outlets, switches, lighting, GFI outlets, trim, appliances, panel breakers, panel labeling, and fans.
  • PLUMBING - FINAL INSPECTION
    Inspect sinks, faucets, tubs, showers, water heaters with relief valves and pans draining outside, see if fixtures are grouted and no leaks, and all holes filled through cabinetry and walls.
  • MECHANICAL - FINAL INSPECTION
    Inspect equipment including location and rating label, trim out, heat shields in place, and condensate drain to outside with trap. Check location of exterior equipment for setback violations.
  • BUILDING - FINAL INSPECTION
    Inspect complete building to verify everything is complete and all inspections are finalized. Verify address numbers are in place and the building is ready for occupancy.
